The fantastic villa features two different forms of accommodation for its guests. The first one represents  a veritable detached villa with a tower over two floors and a  renovated  stone country house, surrounded by elegant  terraces decorated with olive trees in an interesting scenery. There is also a century-old wood where guests can pick walnuts, chestnuts, blackberries, mushrooms and asparagus. 
The tower of the structure dates back to 1200 and was initially founded to defend the  clerical territory.  Every year, on the 2nd July the residents are going to the Benedictine 12th century chapel, San Gregorio with gifts dedicated to Saints and they pass through this beautiful  property. This is a  single possible route, and there  some interesting forms of grand procession,  with feasts, singing, dancing on the precious property take place.
The  Villa San Giustiniano includes  local Umbrian tiled terracotta floors and very solid chestnut beams, perfect for a modern comfort. Very attractive and remarkable is the combination of the antique fittings which date back to 1600 and 1800.  The 19th century sideboards are really incredible and original. The 17th and 18th century doors designed in tempera made of original magnificent glass lamps from the 19th century are just fabulous. The antique limestone basins in the four bathrooms have a very rare double bath tub.  Very remarkable and charming  are the headboards in the bedrooms which open a very beautiful scenery.
   The villa can receive more than 12 guests, housing them in four  furnished and comfortable double bedrooms and two rooms with twin beds  that come along with four shower rooms. The veritable villa also features a ground living room beautifully designed with a  17th century fireplace. The second living room has 10 windows  and  it is located on the upper floor, joined by a 19th century old staircase. There are two large equipped kitchens which have traditional antique sinks and copper bowls and a  19th century fireplace. The fireplace is still functioning and it is perfect for cooking typical food. This is  an adorable space where the guests can delight themselves  with the homely atmosphere during the cold winter days. 
This estate comprises an outhouse with laundry, designed with washing machine and ironing board. The walls are perfectly decorated with pastel designs, painted once by an English tourist, who was the guest of the villa during different seasons.
Behind the structure it extends a large courtyard, in which  a drinking fountain is added . This farm house is ideal for the families with small children,  as each of its apartments are designed to house six people,  including two double bedrooms each, one room with twin beds, two shower rooms. It is a great place  to spend your vacation while in Italy. The ambiance is truly pleasant, with comfortable facilities, modern fittings, making your stay unforgettable.
